How the Ampervia Club works, in full
The investment thesis, how sites are found and powered in each country, the arithmetic from square metres to megawatts, the precedents, and every question we have been asked.
Find the site. Get the power. Make it ready to build.
The steps are the same everywhere: control the land, win the grid connection, secure planning, reach ready-to-build. The route depends on the site (greenfield, industrial redevelopment, an existing building or a partnership with the owner) and on how each country allocates grid capacity.
| Country | Where sites come from | How the power is won |
|---|---|---|
| Spain | Brownfield plots near Madrid and greenfield campuses near substations in Aragón | Demand access requested for the declared data center use; capacity at congested transmission nodes is awarded by competitive tender Sources (4)Latham & WatkinsLatham & Watkins — New grid access rules in Spain: key takeaways (RDL 7/2026, May 2026)↗MITECOMITECO — 928 MW of demand grid access awarded to large industrial projects (25 Feb 2026)↗Construction DigitalConstruction Digital — Apto's 240 MW Fuenlabrada campus on a former bottling plant (Mar 2026)↗MERLIN PropertiesMERLIN Properties — Zaragoza-WIND data center campus, Botorrita (Jul 2026)↗ |

The step that creates the value
Land is bought by the square metre. A buyer prices a data center site per megawatt. What turns one into the other is finding the right land and winning the power and planning case.
| Bought as industrial land | Sold as a data center site |
|---|---|
| Land area and existing buildings | Deliverable capacity and a development timetable |
| Industrial use and the owner’s situation | A permitted or permittable data center use |
| A historical electricity connection | Documented power rights: capacity, conditions, cost and date |
| A property purchase | Land plus an executable development case a buyer can underwrite |
| Illustrative example (hypothetical) | Amount |
|---|---|
| 18,000 m² of industrial land at €150/m² | €2.7m |
| Option, grid studies and guarantees, specialists, planning and holding costs (assumed) | €2.3m |
| Total spent | €5.0m |
| Sale with 25 MW of secured grid power at €440k per grid MW (Meco’s level) | €11.0m |
| Difference before fees, taxes and financing | €6.0m (≈2.2× gross) |
Changing the unit creates nothing on its own: the value comes from turning uncertain power and planning into something documented that a buyer can underwrite. A factory’s historical consumption does not by itself give a reusable connection right, and grid requests can fail, which loses the option premium and study costs. The example is arithmetic on stated assumptions, not a forecast or a member return.
The value is set at the land and power stage

Buyer requirements first
Each site is screened against what named operators and funds have said they need: market, MW, timing and stage.
Each site’s route
Spain’s demand tenders, Germany’s maturity-based allocation, Terna’s connection quotes, RTE’s fast-track sites, the UK’s Gate 2: we adapt the route to each site and country.
Local specialists
A network of grid-connection engineers, land and planning lawyers, permitting consultants and surveyors, engaged per site.
Site control and structuring
Options, conditional purchases and one vehicle per site, so an owner gets a clear, fundable counterparty.
A route to the buyer
Introductions to the operators, developers and funds whose requirements the site meets, before or at ready-to-build.
Ampervia is founder-led. Razvan Toma runs origination. In each market we work with a network of local specialists, engaged per site: grid-connection engineers, land and planning lawyers, permitting consultants and surveyors who know that country’s procedures and grid operators. An investor could hire advisers and do this alone; the Club gives members the sourcing, coordination and buyer relationships without building that operation themselves.
The research behind the Club
60 verified candidates across 6 European countries on the map, a monthly Spain grid dataset, a deals database and a rules tracker, all public at aggregate level.

Important. This website is for information only. It is not an offer to sell or a solicitation to buy any security or interest in any fund or vehicle, and nothing on it is investment advice. Club membership is a paid information and research service and is not itself an investment. Any participation in a site vehicle is offered privately, only to eligible investors, under that vehicle’s own documents. Sites shown are research inventory, not secured projects.
