Powered land is land that already has a grid connection, or a secured right to one, big enough for a data center. Because grid capacity, not land, is the scarce input, it is priced per megawatt: JLL puts prime powered land in Europe’s core hubs at about €2.26 million per MW in 2026, up 82% from €1.24 million in 2021. Key facts
- Prime powered land in FLAP-D hubs: about €2.26 million per MW in 2026, up from €1.24 million in 2021 (+82%) — JLL.
- Reported averages outside the core: about €978,000 per MW in secondary markets and €512,000 per MW in tertiary markets — Noah Intelligence, citing the same price series.
- BSIC puts core markets at €800,000–€1.4 million per MW and sites where power arrives late at €200,000–€700,000 per MW.
- A completed Madrid sale: 17,650 m² in Meco with a 25 MW power agreement sold to Pure DC for €11 million (about €440,000 per MW) — ActivumSG.

Levels of power readiness
- Near a substation: no right to capacity yet. Not powered land.
- Capacity published at the node: a request can be filed, but nothing is reserved.
- Access permit or connection offer: capacity reserved for the site. This is what buyers pay for.
- Energised connection: power can be drawn now.
Why it is priced per MW
A data center’s revenue scales with the IT megawatts it can run, and grid queues in core markets run for years. A buyer therefore compares sites by what each megawatt of secured capacity costs, not by area.
Watch-outs
- Ask for the permit or connection offer, not a description of nearby infrastructure.
- Check whether the right can transfer to a new owner and a new activity. In Spain it may not: see RDL 7/2026.
- Grid MW and IT MW differ. Check which one a price refers to.
