Land is the small part of the cost
At €300–500/m² and roughly 550–770 m² per MW, land works out at about €165,000–385,000 per MW before power. A secured connection is what multiplies the value: compare the €11 million paid for a 25 MW site in Meco.
Power is the constraint in Madrid
In the CNMC’s August 2026 data, 95 of Madrid’s 587 distribution nodes publish any demand capacity and only 9 offer 20 MW or more; no Red Eléctrica transmission node in the province shows demand capacity. See Madrid grid capacity.
