What are the data center investment opportunities in Europe?

They sit at four stages, each with different risk: land and power (securing a site and grid capacity), ready-to-build sites sold to operators, construction funded by institutions and banks, and operating data centers that earn rent.

Quick answer

They sit at four stages, each with different risk: land and power (securing a site and grid capacity), ready-to-build sites sold to operators, construction funded by institutions and banks, and operating data centers that earn rent. The scarce input is grid power: prime powered land reached about €2.26 million per MW in core hubs in 2026, and the most value per euro is created before anything is built.

Key facts

  • Prime powered land in FLAP-D hubs: about €2.26 million per MW in 2026, up 82% since 2021 (JLL).
  • Spain has granted about 12 GW of grid access to data centers against a 2030 demand forecast of 3.5–4 GW (Yeandel, citing official figures): access is plentiful on paper, scarce where buyers want it.
  • Lombardy alone has 44.96 GW of data center connection requests, against Italian peak demand of about 58 GW (Key4biz).
  • Ready-to-build capacity is now priced explicitly: one non-binding Spanish offer values a 300 MW project at €1 million per MW of RTB IT capacity (DataTech).

Who can take part

Operating assets and construction are mostly funded by infrastructure funds, insurers and banks with large tickets. The land-and-power stage needs far less capital per site, which is why club deals and single-site vehicles are used there. Eligibility depends on where the investor lives and how the deal is offered.

How Ampervia participates

Ampervia works at the land-and-power stage: it finds sites, secures them through one vehicle per site with its Club members, and takes them to ready-to-build before institutions fund the build. See the Ampervia Club. This page is general information, not an offer.

Questions

Which stage has the highest risk?
Land and power: the grid answer or a permit can fail. Option structures limit what is lost if they do.
Are returns guaranteed at any stage?
No. Every stage can lose money; earlier stages carry more permit and grid risk.
