How does powered-land investing work, and where can it fail?

An investor funds the early steps that turn a plot into a powered, permitted site: an option on the land, the grid request, studies and permits.

Quick answer

An investor funds the early steps that turn a plot into a powered, permitted site: an option on the land, the grid request, studies and permits. Value is created when capacity is confirmed and when the site reaches ready-to-build, as staged deals show (€1.5 million per site upfront plus €1.5 million at RTB in one Spanish term sheet). It fails when the grid answer is no, permits stall, or no buyer pays for the stage reached.

Key facts

  • Staged pricing example: €1.5m per site upfront, €1.5m at RTB and €325,000 per MW of leased IT capacity (non-binding, Spain; BeBeez).
  • RTB-linked pricing example: €1m per MW of certified RTB IT capacity, payable only at closing (non-binding; DataTech).
  • Completed powered-land sale near Madrid: 17,650 m² with a 25 MW power agreement for €11m (ActivumSG).
  • In Spain, the request must be filed as a data center from the start: permits carry a CNAE code and lapse if the activity changes within three years (BOE).

Capital needed

Early steps cost far less than the land and a fraction of the build. Banks usually lend against land value, not against studies or grid fees, so the early steps are funded with equity, seller options or staged payments from a buyer.

Fallback if it fails

Under an option, a failed grid answer costs the premium and studies, not the land price. Once land is bought, a failed permit leaves industrial land that can be resold, not necessarily at cost.

Questions

Is powered land a yielding investment?
Not usually. It earns on sale or when the site moves into the build; land held while permits progress produces little or no income.
What evidence proves a site is powered?
A connection offer or access permit naming the capacity. See due diligence documents.
