# Is Spain a good place to invest in data centers?

> Spain combines cheaper land and large granted grid access with real bottlenecks where demand concentrates. About **12 GW** of access has been granted to data centers against a 2030 forecast of 3.5–4 GW, yet in August 2026 only **9 of Madrid’s 587** distribution nodes offered 20 MW or more. Completed deals near Madrid have priced powered land at about €440,000 per grid MW.

- Land prices rising with logistics and data center demand.
- Whether buyers keep paying per RTB MW, as recent Spanish offers do.
