# How much does industrial land cost in Madrid for a data center?

## Land is the small part of the cost

At €300–500/m² and roughly 550–770 m² per MW, land works out at about €165,000–385,000 per MW before power. A secured connection is what multiplies the value: compare the €11 million paid for a 25 MW site in Meco.

## Power is the constraint in Madrid

### Is cheaper land further out better?

Only if the power is there. A cheap plot without capacity at a nearby node is industrial land, not a data center site.
